Alabama RLI Chapter No. 16, Inc.

 

 

The Realtors Land Institute is a membership organization created for and by land sales experts who are dedicated to building knowledge, building relations, and building business for its members who broker, lease, sell ,develop, and manage our most precious resource: the land.

In November 2010, the Alabama Chapter of RLI ratified its bylaws, elected new officers and acquired 501-C(6) status after a series of conferences and careful consideration of studying other Chapter’s organizational make-up. “With the explosion of Realtors, licensees, and other professions participating in land transactions, it became evident to a core group of land specialists that Alabama needed an organizational structure that would legitimize the brokers who focus on land sales as well as providing information to investors, purchasers, and land owners, that we are setting up safeguards through the education of its members to insure they are being represented by the most ethical and professional means possible.”, says Pete Hall, a past President of Alabama RLI Chapter 16.

As an inclusive organization it quickly became apparent that it would be beneficial to engage real estate practitioners and other professionals who provide necessary services in the course of closing real estate transactions. To complement our core group of land specialists, we are opening up affiliations to closing attorneys, appraisers, surveyors, foresters, loan officers, and commercial and residential brokers. The value of all of us networking together is priceless, so we are offering several affiliation levels and welcome all to participate and benefit from meeting one another at our conferences. The first meeting, is being held on March 8-9, 2011 in Prattville.

A major component and goal of RLI members is to obtain the Accredited Land Consultant (ALC) professional designation. Obtaining the ALC isn’t easy. It requires a successful completion of a rigorous education program and a proven track record of highest performing land sales experts. Requirements include completing six courses that include but are not limited to: Fundamentals of Land Brokerage, Land Investment Analysis, Tax Deferred 1031 Exchanges, Agricultural Land Brokerage and Marketing, Land Development, Tax Implications of Real Estate, Transitional Land, Creative Land Planning, Site Selection, and many others. ALC’s must have at least 3 years experience in Real Estate brokerage or development and a portfolio totaling at least $10 million in transactions. Candidates have up to 5 years to complete the requirements and must pass a test at the end of each course as well as a comprehensive exam before being awarded the designation.

Currently the Alabama RLI Chapter No. 16, Inc. has a variety of land specialists attend our meetings, and that number is conservatively expected to double this year as word continues to spread about the benefits of belonging to this organization. Today there are 20 Realtors in Alabama who have obtained the ALC designation.

“According to the Alabama Real Estate Commission, there are over 16,000 active real estate licensees and brokers. Anyone working with land sales who truly wants to set themselves apart from such a vast number of potential representatives will want to take advantage of this membership and education program. The public needs to feel that they are being represented by the very best and the Alabama RLI Chapter No. 16, Inc. and ALC designation is the means to achieving that goal”, notes Charlie Israel.

The Alabama RLI Chapter members will have the opportunity to meet two to three times a year at a location in north, central, and southern parts of the state.
